My name is Edwin Alvarado, and I am a real estate agent with PMZ Real Estate, proudly serving Modesto, Turlock, Ceres, Riverbank, Manteca, Stockton, Stanislaus County, San Joaquin County, and the Central Valley.

As a U.S.-born Salvadoran with deep respect for Hispanic culture, family values, hard work, and community, I understand how important homeownership can be. I also understand how intimidating the process can feel when buyers are trying to make sense of credit, income, loan options, down payments, paperwork, inspections, negotiations, and everything in between.

My goal is simple: to make real estate feel clear, respectful, and possible.

I believe every client deserves to be educated, protected, and guided with patience — not pressured, rushed, or left confused.

A Background Built on Helping People

Before real estate, I spent 15 years working in the psychology and mental health field, helping individuals and families navigate important life challenges.

That work was personal to me because I understand what it means for a family to fight for stability. I was raised by a single mother, and growing up, I saw firsthand how much sacrifice, resilience, and determination it can take to keep moving forward through difficult seasons.

That experience shaped the way I see real estate today.

To me, a home is not just a property. A home can represent safety, dignity, family, stability, and a new chapter. That is why I take my role seriously. Whether someone is buying their first home, selling a property, or simply trying to understand if homeownership is possible, I believe they deserve to be treated with patience, respect, and honesty.

I earned my Bachelor of Arts in Psychology from California State University, Stanislaus, and later earned my Master’s degree in Psychology from Arizona State University.

My education and professional background allow me to bring a people-first approach to real estate — one centered on trust, communication, preparation, and helping clients make confident decisions.

One of my biggest passions is helping Hispanic and Latino families throughout the Central Valley understand their path to homeownership.
